We base the rent on the current market value, condition of the property, size and demand.
We charge £85 for a single applicant, £150 for a couple and £50 for a guarantor. There are no other fees.
When resident in the UK, it is entirely the Landlords responsibility to inform the Inland Revenue of rental income received, and to pay any tax due. Where the Landlord is resident outside the UK during a tenancy, under rules effective from 6 April 1996, unless an exemption certificate is held, we as Landlord’s Agent are obliged to retain and forward to the Inland Revenue on a quarterly basis, an amount equal to the basic rate of income tax from rental received, less certain expenses. An application form for exemption from such deductions is available from this Agency, and further information may be obtained from the Inland Revenue.
If your property is mortgaged, you should obtain written consent for the property to be Let out, if the mortgage company require additional clauses to be put into our Tenancy Agreement, please let us know and we can make sure that is adhered to.
It is important that an Inventory is done at the start of a tenancy and should be checked with the tenant. It saves a lot of problems at the end of the tenancy should there be a discrepancy. Without this information it will be impossible to prove damage or deterioration to the property or contents. We will prepare one at the start of the tenancy; this service is included in our Management Service Fee.
The rent will be paid into your chosen bank account by bacs payment. This is the most secure way of payment. If you would like to discuss any other way, please contact us.
